When I meet with sellers considering the sale of their home here on the South Shore and Boston area, the most common feeling is that of being overwhelmed. I understand completely, selling your home (particularly if you have lived in it for quite some time can feel like a huge task). I'm here to breakdown (in a very simplified version) the steps to selling your home and how we make it as stress free as possible for our sellers. No matter the time of year you are looking to sell your home, we are anticipating that 2025 is going to be a very busy year in real estate here in the Boston area and on the South Shore. What to do in order to sell your home:
- It may feel obvious but so many sellers don't realize the sooner you connect with a qualified realtor here on the South Shore to sell your home, the better off you will be. I understand that getting your home ready to list can take some time so I am never expecting to put the home on the market the day after we meet. My goal is to help sellers establish a timeline so we can work backwards to ensure we are ready for our projected listing date.
- Next up we will discuss the steps to ensure your home is ready to hit the market. I understand that not all sellers have the budget or desire to do large updates to their home and that is completely fine. What we can do with some de-cluttering, painting, a deep clean, and perhaps some staging, will make a world of difference. Working together to establish a punch list of to-do items is going to be key to your home sale success.
- During this time we will establish an appropriate price for your home to be listed at. I have an assortment of tools in order for us to best analyze your property in comparison to similar homes that have sold. I will give you a full market analysis and we can go over it in detail to decide the best price to list your home at in order to get you the results you are looking for. Ultimately, it is your choice what price we list your home at, I am here to provide guidance and detailed knowledge of rate South Shore Real Estate market in order for you to make informed decisions.
- Marketing is key to the success of your sale. I will line up professional photography, videography, digital ad campaigns, social media campaigns and more to make sure that your home is viewed on as many platforms as possible and the word is out! Ask me about my pre-market marketing strategy when we meet. I have a lot of great ideas and unique ways that I get my clients properties out to the public with customized content strategy that has been working extremely well for my sellers. If the agent you hire is not professional photographing your home, I think that is a big red flag. We only have one opportunity to hit the market and I ensure my clients home looks the best it possibly can for potential buyers.
- Making sure there is access to your home once we go on market is also a very important and often overlooked step by sellers. We are not doing buyers a favor by letting them come see your home, we are inviting them to come fall in love with your property so they pay you top dollar. We need to be on the same page about access to all potential buyers, of course we will handle open houses but private showings are also a valuable part of the success of your sale. We need to be accommodating to requests although they may be inconvenient for you, it is a necessity when we are new to market to accommodate any and all showings.
- As offers come in I will be sure to review all of the details of each and every offer with you. Deciding to choose an offer is entirely up to you as the seller but having looked at thousands of offers on homes in my career I am able to guide my sellers towards the best possible options for them based on what their goals are. You will have adequate time to consider the pros and cons of any offer to ensure you are making a decision you feel good about. Remember, it isn't always about highest price, many times more favorable seller terms and less contingencies are more valuable that highest number. Ask me to explain this in more detail when we meet.
- Connecting with a quality attorney to represent you in the sale will help ensure we maintain our timeline. Once we have an accepted offer we will team up with a real estate attorney (of your choice, but I have many quality attorneys to refer you to). The attorney will help draft the Purchase and Sale agreement, ensure title and deed are clean, negotiate legal nuances with the buyer attorney and be an important part of our team to ensure we get to the closing table with as few hiccups as possible.
- Once your buyer has their lending committment we are ready to get your house emptied out and in broom clean condition. Since we have already done a lot of legwork to de clutter your home in preparation for the sale, we will be in good shape to get you moved out and moved on. I will be here to help support you and can offer moving referrals, junk removal teams, cleaning persons, etc. Don't stress this too much - I will be here to guide you.
- Closing day is an exciting and many times emotional time for my sellers, particularly if they have lived in a home many years. The closing of one chapter and moving on to the next can bring up a lot of feelings. We will make this day smooth for you as we hand over the keys to the new owners. Once the property is recorded at the registry of deeds, it is officially SOLD.
- There are an assortment of other items we will handle that I can go into in more detail when we meet, things such as; Smoke certification, final water readings, title and deed, utilities, home inspections, final walk troughs, negotiation of furniture and any fixtures, landscaping and property maintenance, etc. This is really just a general overview to help you prepare for the next steps in selling your home here on the South Shore.
Perhaps you won't be ready for the "Spring Market" but that's ok!
